The Difference From Day 1: What to Expect During Your WinWay Custom Home Build
Building a custom home in Pinellas County should feel exciting — not overwhelming. At WinWay Homes, we believe the best builds start with a simple promise: You’ll never feel like you’re guessing what happens next.
When you choose WinWay to build your new home, you can expect a full-service, concierge-level experience, including clear communication, smart planning, and a team that knows how to design for coastal living in St. Petersburg and our surrounding beach communities.
Below is what you can expect when you build with us, from your initial consultation through your final move-in walkthrough.
Day 1: We start with your lifestyle, your timeline, and your must-haves.
When you first reach out to our WinWay team, we begin with a conversation focused on you, including what matters most (kitchen features, indoor-outdoor living spaces, primary suite luxuries, spa-style bath upgrades, etc.) and your timeline.
We also talk through the big-picture realities of building a new home in Pinellas County, especially if you’re relocating or new to coastal Florida. Our goal is to help you feel confident about the process early, instead of figuring it out later.
Step 1: If you don’t have a lot yet, we help you find the right build site.
Many of our clients come to us before they’ve bought land. This is a smart move because WinWay is not only a custom home builder; we’re also a real estate company. So when you tell us where and how you want to live, we can help you uncover opportunities that many buyers miss. This includes those especially hard-to-find lots on the barrier islands in the St. Pete and Clearwater area.
At Winway — don’t just build — we help you find the right lot based on the lifestyle and location you want, whether that’s St. Pete, Seminole, Gulfport, Clearwater, or the barrier islands. We love helping buyers locate those “hidden gems” and hard-to-find opportunities in coastal neighborhoods!
We’re also researching lots behind the scenes, so you don’t have to: We look at flood considerations, setbacks, access, outdoor living potential, and whether the site supports your vision, such as a future pool. (More on that below.)
Step 2: We match your vision to a plan, or design something entirely new.
Some of our homeowners start with one of our floor plans and customize it. Others want a fully custom design from scratch. Either way, our custom-build process is built around personalization.
Our floor plan library makes it easier to research which home layouts might work on your desired lot in Pinellas County. It’s a great way to explore layouts that align with your lifestyle priorities, such as seamless indoor-outdoor living, open-concept gathering spaces, and flexible suite options.
And if you’re building an elevated home, we can help you think through how elevation affects layout, access, and curb appeal, so the finished home feels beautiful and intentional, as well as FEMA code-compliant.
Step 3: We communicate and set clear expectations.
We take our responsibility as a full-service custom builder seriously, which means staying in touch during the design-build process. You can expect accessible, one-on-one communication throughout your build, with updates tied to real milestones (see below), such as the key stages of your home’s architectural development.
This is also when we align on the practical details that shape the build, including:
- Budget priorities and must-haves vs. nice-to-have features.
- Your target move-in window and timelines for key milestones to get you there.
- How your home will be designed to match your lot conditions and coastal environment.
Step 4: We schedule design appointments that feel guided, not overwhelming.
One of the biggest advantages of building custom is that you can personalize everything: finishes, materials, layouts, and lifestyle features. But without guidance, all these options can lead to decision fatigue.
Our WinWay team can help you navigate design selections in a way that’s organized and grounded in how you live, from cabinets and countertops to all the flooring, fixtures, exterior details, and the features that matter most for coastal durability.

Step 5: We keep you informed at key milestones.
A smooth custom build doesn’t happen by luck; it happens because each phase of the construction process is overseen by experienced professionals. At WinWay, our goal is to make the entire process as stress-free as possible and even enjoyable.
This includes keeping you up to date on key milestones during construction, from pouring the concrete slab for the foundation to framing the walls (where you do a site visit and see the rooms begin to take shape). And of course, we’ll update you when we’ve added those exterior touches, like the sidewalks, patios, and driveways that are typically installed during the final phase of construction.
Most importantly, we’ll reach out when your home is move-in ready, and it’s time to celebrate!
Step 6: We begin outdoor living planning early, especially if you want a pool.
In coastal Florida, outdoor living isn’t an afterthought; it’s part of the home. This is why we encourage you to think early about features you’d like to see in your indoor-outdoor living design. You may want to consider:
- Covered lanai depth and layout.
- Outdoor kitchens and entertaining zones.
- Privacy and landscaping sightlines.
- Whether you want to include a pool now or plan for one later (such as prewiring, which can make it significantly easier to add a pool later).
Outdoor features like lanais, outdoor kitchens, and storm-smart design details can shape everyday life and add value to your home over its lifetime. (Covered lanais are included with almost every WinWay Homes floor plan, because why wouldn’t you want one for your Florida lifestyle?)
And if a new pool is on your wish list for a new home, we can coordinate with our sister company, WinWay Pools, so the home design, yard layout, and pool plan work together beautifully.
Step 7: We conduct the final walkthrough and punchlist for move-in confidence.
As your home nears completion, the WinWay Homes team guides you through the final walkthrough steps so you understand what’s finished, what’s being completed, and how everything works.
Our goal is for move-in day to feel like a celebration — not a scramble.
